Happy Leap Day!

According to Wikipedia, February 29 is a date that occurs only every four years, in years evenly divisible by 4, such as 1988, 1996, 2008 or 2016 (with the exception of century years not divisible by 400, such as 1900) for the Gregorian calendar, which is most widely used in the world today. These are called leap years, and February 29 is the 60th day of the Gregorian calendar in such a year, with 306 days remaining until the end of that year. February 29 is also known as bissextile day or Leap Day.

Although the modern calendar counts a year as 365 days, a complete revolution around the sun takes approximately 365 days and 6 hours. Every four years, an extra twenty-four hours have accumulated, so one extra day is added to that calendar to keep the count coordinated with the sun’s apparent position.

Some born on Leap Day consider themselves lucky. If you’re one of them, don’t forget to register for our February Getaway Giveaway contest, which ends today.

Better listings = more vacation rental home bookings

The process travelers go through searching for, comparing and booking a vacation rental home is vastly different from booking a hotel room. Unlike hotels, vacation homes aren’t identical down to the hallway paintings. Personally, that is what I love most about them. They’re homes; they’re not cookie-cutter rooms with lamps nailed to the tables.

Working with renters every day gives me a chance to hear the questions they need to have answered before they can comfortably book their reservation. Most could be handled by a better listing. The more complete the listing, the more qualified inquiries and bookings vacation rental property managers and owners receive.

If your listing can provide the renter with all of the information he or she needs to make a decision, then you are likely to get the online booking straight away before the renter even hears back from managers and owners of their other choices. For property managers, this may mean engaging the owner in the process of creating the initial listing.

photos
The most important part of any listing is the photos. This ”window” to your property gives renters the best idea of what to expect when they arrive. The more photos you can include, the better, which is why vacation rental site PickPackGo doesn’t limit the number you can show in your listings.

I recommend including the following types of photos:

  • Exterior front
  • Interior living and dining areas
  • The kitchen
  • Each bedroom to show sleeping arrangements
  • Master bathroom (and others if they have an elegant vanity or Jacuzzi tub–no toilet photos required)
  • Exterior back
  • And (if applicable) photos of the game room, outdoor views, the pool and/or hot tub

I recommend shooting the exterior shots during sunny weather and using adequate lighting for the interior shots. Use your “artistic eye” to critically review your photos. We aren’t all professional photographers, but you can tell if the photos aren’t portraying the wonderful qualities of your property. You make your first impression on renters through photos, so take the time to capture all of the detail.

questions
The next area to focus on is the property description. It provides valuable additional detail to potential renters. In many cases, a renter may not go beyond the photos and the property description, so you’ll want to include all of the most important information here (except rates – I’ll address that later).

Your description need not be excessively long, but it should include all of the most pertinent information. The most helpful property descriptions include:

  • Approximate car-driving proximity to local attractions (e.g. Walt Disney World)
  • A mention of the development and any extra amenities it may offer (e.g. community pool, play areas)
  • Details of the master and other bedroom accommodations, including sleeping arrangements in living areas (e.g. rooms with king, queen or twin beds, sofa beds, futons)
  • Details of the master and other bathroom features (shower, jetted tub, tub)
  • Entertainment available in the home (HD-TV, cable, DVD player, game room, private pool, spa, etc.)
  • Special items for small children (high chair, crib, pool safety gates)

Lastly, a few lines to set the scene of the surrounding area is helpful. For example, describe the view. This type of descriptive languages helps renters imagine themselves there enjoying your home with their family or friends.

rates
Providing accurate and complete rate information for your different travel seasons, as well as keeping your availability calendar up-to-date will ensure you receive only the most qualified leads from potential renters. It also ensures that when potential renters make inquiries that they have a fairly accurate idea what their entire stay will cost them (including rent, pool heating fees, taxes, cleaning fees, pet fees, etc.)

For example on PickPackGo, you can enter all of your rates and fees for every travel season into a rates table to ensure renters receive an accurate rate quote when they initiate the inquiry process. When there are no surprises and no hidden fees and taxes, leads convert to bookings at a much higher rate. Using a low season rate to attract attention, and then presenting higher rates or additional fees at the time of booking just frustrates renters–and believe me, we hear from them!

calendar
While you may think that leaving an availability calendar open helps attract the most potential renters, it’s actually not true. Renters are skeptical of completely open calendars for two reasons–they think your place has something wrong with it or they assume you aren’t a very responsive property manager or owner, so they don’t even make an inquiry.

By updating your availability calendar, you are indicating that you want renters during particular times of the year, and for sites like PickPackGo, it ensures you only receive inquiries from renters for dates for which your home is available to be booked. No more time wasted answering yet another inquiry for that popular three-day weekend that is already booked up.

When you approach the process of creating a listing with these points in mind, it will help to maximize the impact and productivity of your listing on our site. We’re always here to help, so don’t hesitate to contact us with any questions. Just drop us a line at listings@pickpackgo.com.

Have travel dates? We have vacation rental homes.

Yesterday, I was emailing with my friend Christie about her family’s Spring Break plans. While we are headed to a Disney/Orlando vacation rental home in mid-March, they are planning a trip to Southern California.

As she searched PickPackGo for accommodations, she wrote: “I did appreciate the option to type in the dates I needed. It’s a pain to go to other vacation rental sites and check each property separately.”

Travel dates are often the least flexible part of any vacation planning because it’s hard to juggle business, school and personal commitments. I know at our house, it’s only after we officially choose dates that the real planning begins—booking flights, rental cars and lodging.

If that’s the case at your house, you’ve come to the right search site. PickPackGo specifically matches travel dates with vacation rental property availability, so you don’t waste your time doing broad searches and reviewing properties only to find they aren’t available for your dates of travel.

So if you have Spring Break or summer travel dates in mind already, save time and search smart.

Getting away to Palm Springs, California

When acquaintances hear that our family regularly ventures to the Palm Springs area, I inevitably get a barrage of questions that go something like this:

  • What’s there to do in Palm Springs?
  • Do you have recommendations about places to stay and things to do?
  • Is a condo/house better than staying at a hotel (because we need a separate room for the kids to sleep)?
  • Is this is a good destination for a 4 or 5 day getaway with kids?

Maybe it’s the lore about Frank Sinatra and the rest of the Hollywood gang hanging out in Palm Springs that has given the place a different reputation than what we’ve experienced in the nearly 10 years since we’ve been going there. In our experience, it’s a really wonderful getaway destination for the whole family—even our dog!

Palm Springs and the growing desert communities just south of it, including Rancho Mirage, Palm Desert and Indian Wells offer something for everyone from premium shopping to relaxing golf to scenic outdoor experiences.

Our family’s annual getaway always includes visiting:

  • The Living Desert Zoo and Gardens, which is part zoo and endangered species conservation center, part botanical gardens, part natural history museum, part wilderness park and nature preserve, and part education center. It was here that I saw my first ‘real’ roadrunner up close.
  • The Aeriel Tramway where cars depart every 30 minutes or so rising 8,500 feet above the desert floor to hiking in the famous San Jacinto state park. In the winter and spring, there is still plenty of snow at the top, which can be fun for everyone.
  • Boomers! where you can challenge the whole family to 18-holes of mini-golf, before riding the bumper boats and go karts, and climbing the rock wall. It’s a fun place for all ages or somewhere to take the kids if others in your group want to check out casino gaming.
  • El Paseo Shopping District where you will find a wide range of wonderful up-scale shops and restaurants. It’s an ideal place to take a relaxing stroll with the whole family, and even pups are welcome at “My Best Friend.”

For our family, a Palm Springs vacation rental home or a Palm Desert vacation rental home is much preferred to a hotel room because we get more space and more privacy. Plus, most rentals have a private pool with safety gates. The cost of a vacation rental is considerably less than a hotel room and we don’t disturb anyone else. Plus the whole bedtime thing is nicer—we can stay up long after the kids go down.

The Palm Springs area is fantastic for a long weekend getaway, but if you can sneak in a whole week of vacation, you won’t be disappointed there!

My Hawaiian Valentine

Aloha, this is your Hawaii City Host, Jackie, and I have put together a list of my favorite romantic adventures. Hawaii is considered one of the most enchanting destinations in the world; a warm breeze, swaying palm trees, and the rhythm of the ocean all make this a Hawaiian paradise.

Maui
Mama’s Fish House is a wonderful restaurant that is away from the resort areas. Mama’s is located on the oceanfront in the small community of Kuau on the Hana Highway. The restaurant décor offers the essence of old Hawaii. After dinner, take a peaceful stroll to the beach to listen to the ocean.

Kauai
The island of Kauai is a great place to be simple and romantic. You can enjoy a picturesque horseback ride by the waterfall, then swim and picnic courtesy of the Princeville Ranch. During this idyllic adventure, you will experience the splendor of Kauai’s North Shore.

While on Kauai, Tunnels Beach with its thundering surf and a rain forest almost dipping its leaves into the ocean, plus the towering Na Pali Coast Mountains behind you make this an ideal location for romantic picnics.

Oahu
If you are seeking whimsical water fun, Dolphin Quest, located at the Kahala within the resort’s 26,000-square-foot natural lagoon, is home to six Atlantic Bottlenose dolphins. Trainers offer daily education programs where guests can experience these beautiful animals up close. My husband swam with the dolphins here and he enjoyed it so much he would love to do it again.

For something a little more relaxing, visit the Kahala’s luxurious Spa Suites with their signature infinity-edged soaking bath and landscaped courtyard of native Hawaiian plants and flowers. This world-class spa is a great place to be pampered in preparation for a special evening out.

There are many restaurants where you and your valentine can be swept away, but La Mer (located in Waikiki at the Halekulani Hotel) is Hawaii’s only five-star restaurant. It’s an extravagant treat.

Of special note, the Kahala also provides keiki club activities, so you and your squeeze can enjoy yourselves while your keiki experiences exciting Hawaiian adventure, including crabbing or lei making.

Hawaii
For romantic adventures, the Island of Hawaii is the place to visit. Relax on the lanai of your own private Hawaii vacation rental home or enjoy a special evening at the Volcano House, dining in the Hawaii Volcanoes National Park. Rooms are furnished with rare Koa wood furniture for a touch of simple elegance that is uniquely Hawaiian. Take a stroll in the moonlight to enjoy the lava as it flows down the mountain side.

These charming places are just a few of my favorites. While you are on any Island here, you can have a romantic time enjoying Hawaii in all of it’s splendor from the mountain to the ocean. Remember to watch the sunrise or sunset, and to listen to the palm trees swaying in the wind, while the warm trade winds embrace you.

Happy Valentine’s Day!

‘Book Now’ enabled for Escapia vacation rental property managers

A major differentiator for PickPackGo is our ability to allow renters to immediately book properties online. Our Book Now feature helps renters make vacation rental reservations directly with professional property managers online using a major credit card.

In fact, the Book It button that appears on our listings is an early indicator to potential renters visiting our site that this vacation rental home, condo or villa is managed by a professional property manager. I have written before about the advantages of renting from professional property managers, and continue to believe that renters should try to avoid entering into private-party transactions that involve a check, money order, cash or equivalent.

If you have visited our site before, you know we have had Book Now available for awhile for property managers using Instant Software’s property management software. In addition, when we announced our partnership with Escapia, we committed to delivering Book Now capabilities for those using the EscapiaONE™ platform, which we have also now released.

Book Now offers peace of mind for both renters and property managers. If you’ve taken advantage of this feature, please let us know about your experience.

Think Spring (Break), and Reserve a Vacation Rental Home

Earlier this week, Punxsutawney Phil predicted six more weeks of Winter. That’s about the same time as most schools begin taking their Spring Break! If you’re already tired of the cold and wet weather, now is the time to book Spring Break lodging in a warmer and drier destination.

Choosing a vacation rental to stay in instead of a hotel is a smart choice whether you’re traveling as a couple, a family or as a group. Couples relish the privacy of a private residence. Families with kids will appreciate having a kitchen, as well as separate sleeping areas. Put the kids to bed and stay up late! It’s hard to do that in a tiny hotel room. And whether your group consists of extended family members or just friends, a vacation rental is simply more convenient than trying to coordinate separate groups of people staying in separate hotel rooms. It can be very cost effective, too.

Whether you have someplace in mind or are still considering your options, there are still affordable and spacious Orlando Disney vacation rental homes and beautiful Gulf Coast / Destin vacation rentals with amazing beach views. If you are looking farther West, PickPackGo showcases Phoenix / Scottsdale vacation rentals, Palm Springs vacation rental homes (all with pools), and South Padre Island vacation homes and condos.

PickPackGo also features vacation homes, condos and villas near the most popular ski resorts in Lake Tahoe, California, as well as Vail, Breckenridge, Telluride and Beaver Creek, Colorado.

So what are you waiting for…think Spring (Break)!

Vacation survey results good for vacation rental homes

It’s not coincidental that vacation rental homes are in the most popular vacation destinations around the world. Their popularity continues to grow because travelers—particularly families—are seeking more affordable and more comfortable accommodations than hotel rooms.

Today, we released results from a travel survey we conducted of 785 respondents that found:

  • Those surveyed estimated they take a combined 1,363 vacations per year, or an average of nearly two vacations annually.
  • Those living in the Northeast take the most vacations. Those living in the Midwest, the fewest.
  • When asked which type of vacation they consider their favorite, “beachfront vacations” were most popular, regardless of geographic location.

When you’re only taking one or two vacations per year, it’s more important than ever to have lodging that fits your lifestyle. Everyday, we talk with people who are making a conscious choice to pass on hotel rooms in favor of creating a more memorable vacation experience. If you’d like help finding an ideal vacation rental home for your family, email us.
